The Program

Your only job is to get prequalified with one of our preferred lenders. AWS identifies the properties, provides down payment and all closing costs, renovates and rents the properties, establishes all accounts and reserves, handles utilities and contractors, and all other acquisition details. You refinance them into longer term financing once the property is secured. While holding the properties AWS will be responsible for asset management and will provide you with quarterly reports on each property. We base our exit strategy on market conditions so we may hold the property for months or years depending on market cycles. At exit you may choose to reinvest in another market, 1031 exchange your percentage of gain, or cash out.

The Investment

INSTANT EQUITY

Our properties will be leveraged at 75% loan to value after all repairs, loans, and fees are paid in full. We will automatically have 25% equity with No Money Down at the point of refinance!

CASH FLOW

AWS identifies properties in markets with strong rents and low purchase prices. Our properties will cash flow upon acquisition and have a $3000 reserve for any possible issues such as furnace replacement or vacancy. We teach you how to replenish the $3000 reserve with cash flow if you are forced to use it, otherwise you may use the cash flow as income or reinvest it!

GAINS

Our projected upswing gain on single family residences in the Denver area are indeterminable, but certain in the next decade. Our Market Analysts will forecast the market and identify our exit strategy timing.  Do the math-even a small gain, times 10 is an incredible return on $0 Down!
