Steps to Finding Positive Cash Flow Properties: 1st) Log into the website: Your information will not be sold or given to any outsider. You will have access to the Denver area MLS system, HUD List, and VA List. You will be able to search properties more efficiently than outside search engines that may be behind. 2nd) You will be sent a confirmation email. Respond and set your criteria. This system will automatically send you new listings that meet your criteria. Recomended Listing Search Criteria for good rental properties; Price $0-$140,000 Bedrooms 3+ Bathrooms 2+ Garage 1+ Square Feet 1100+ Areas Denver Northeast, Aurora South, Thornton, Westminster, Secondary Areas (More Expensive areas) Denver Southwest, Denver Northwest, Denver South East, Arvada, Lakewood. 4th) Once you are logged in I will send you an e-mail welcoming you to the system. Please send me any questions you may have and I will answer the as efficiently as possible. 5th) If you feel you are interested in purchasing a property you should go to the Loan Application link. It is important to be qualified before you make any offers. 6th) I offer full Property Management Services so you won't have to worry about your investment. Click on the Property Management Tab for more details. 7th) Once you have selected a property you are interested in contact Sean@AWSRE.com. We will preview the property and give you the estimated Rental Income, Taxes, Insurance, and Management in a performa that you can use to project your future earnings. 8th) Once approved; I will send you a purchase contract via: e-mail or fax. Once Under contract we will have the property inspected for a cost of $210 (This price only available to my customers), by Fineline Inspection Services. See Inspections tab to the left. 9th) Closing can be completed by mail-out or in person. It is very important you have a quality Mortgage Broker to insure that the loan is completed and your closing will fund in time. I can refer you to Brokers I use personally if you need assistance. 10th) Once the property is yours we will have the repairs completed and the rental ads placed.
