AWS Investment facilitation will help you:

  1. Establish your Self Directed retirement account with a reputable custodian.
  2. Introduce you to Limited Liability Company structure and help you with LLC paperwork, Formation with State of Colorado, Good Standing, Operating Agreement for your review and use.
  3. Refer you to appropriate loan source originator and obtain proof of acquisition and final loan approval.
  4. Locate and offer on properties that fit criteria outlined in AWS Acquisition Philosophy.
  5. AWS Project Manager will acquire bids to assess renovation costs, schedule renovation, inspect property for faults, schedule post acquisition timeline, and create budget for renovation.
  6. Provide you with property specifications, Acquisition Cost Worksheet including all acquisition and renovation costs, Bid Confirmations, Project Outline, After Repaired Value (ARV) from a third-party licensed appraiser with commitment for appraisal completion, projected cash flow analysis and show you the properties upon request.
  7. Once you are under contract, AWS Team Agent at Keller Williams provides preliminary title commitment and copy of purchase contract, handles all real estate related issues, secures hazard insurance endorsement, orders final appraisal, schedule closing dates for acquisition and final loan signing.
  8. AWS will facilitate the opening of reserve account for each property or create guidelines for your retirement account to hold reserves itself.
  9. AWS will transfer all utilities to and from LLC at acquisition and rent.
  10. AWS will also winterize and dewinterize property if needed and secure property while renovating.
  11. AWS can perform rent ready tasks and rent property, then refer you to reputable property management companies.

At this point, your property is delivered to you, rented and managed by a property manager. Your cash flow is reported to you monthly, and deposited to your retirement account.  See below for EXAMPLES of cash flow and returns. As you know, all properties differ and any investment has risks, but the real estate market cash flow and upswing is a tangible investment that we can’t afford to pass up!
